In Tower 1 the third bedroom costs more than the space. On the August 24 sheet its three-bedrooms start at $2,875,500 for 1,640 SF, while its 1,718 to 1,737 SF two-bedrooms top out at $2,855,500. The larger home is the two-bedroom. Decide whether you need the bedroom or the square footage before you choose the line.

Get the Schedule in Writing

The developer's printed deposit schedule dates from the March 2024 launch, and neither the August 24 sheet nor the September 28 list restates it. WIRE Miami confirms the deposit schedule for the residence you choose with the developer, in writing, and checks it against the purchase agreement before you sign.

The developer has not published a delivery date in its sales materials. Adrian Sanchez expects delivery in 2028 and confirms the current construction timeline with each buyer.

Four Things That Move the Number

The tower

Tower 2 carries the entry studios, $675,500 to $995,500 for 453 to 683 SF; Tower 1's studios are a narrow band of 598 to 604 SF at $725,500 to $755,500.

The tier

Tower 1 changes shape at Levels 42 and 52, and the same residence number is a different home on each tier. Price the plan, not the number.

The exposure

North looks over Southside Park to the Brickell towers; south looks over low-rise neighborhoods toward the bay, which opens with height.

Timing

The developer intends to raise pricing as the building sells: the most sought-after lines and floors move first and are repriced.

The Purchase

How a Purchase Works

  • Choose a residence from the developer's current availability by tower, floor and exposure
  • Review the plan for that floor, the unit area in the condominium documents, the deposit schedule and the proposed budget in writing before you sign
  • Sign the purchase agreement; Florida law gives you 15 days to cancel after signing and receiving the condominium documents
  • Fund the deposits into escrow on the schedule the agreement sets
  • Close when the developer delivers; a pre-construction purchase is a hold through closing
